Water damage moves fast. Whether it's a burst pipe, appliance failure, or roof leak, the actions you take in the first 24 hours determine how much of your home can be saved -- and how much the restoration will cost.

Hour 1: Stop the Source

Hours 12-24: Document Everything

Take photos of all damage before cleanup progresses further. Your restoration company should be documenting with Xactimate or similar estimating software for your insurance claim. What NOT to Do

Do not use a household shop vac for significant water -- it won't extract enough. Do not turn on your HVAC system until a professional confirms the ductwork is dry. Do not pull up carpet yourself, as the pad underneath may contain contaminated water that requires proper handling. Understand Your Water Category

The IICRC classifies water damage into three categories. Category 1 is clean water from a broken supply line -- least hazardous but still requires professional drying. Category 2 is gray water from dishwashers, washing machines, or HVAC condensate -- requires antimicrobial treatment. Category 3 is black water from sewage or exterior flooding -- requires removal of all affected porous materials and full antimicrobial treatment per IICRC S500 standards. Your restoration company should test and classify the water before starting work.
